appears that they didn't bother to retouch the photo - you can see it is in a state of demolition.
for some reason this design reminds me of the mesa facilities

Seriously, that hotel is going to be a dump. You can't have a freaking fast food restaurant in your lobby.

It will be on the first floor of a building that will not have that large of a footprint. Maybe it won't be directly linked to the hotel, but it will effectively be there.
It will have a street facing main entrance but I would not be surprised if they also an option for hotel guests to go straight in there from the lobby. Lots of hotels with restaurants attached operate that way.
It's still going to leave a massive cloud of greasy air for the guests to live in, regardless of where the entrance is. Also, I think they're using the word "boutique" very liberally here.

I think David is going to end up in a very Howard Hughes-esque situation in that hotel.
